Frequently Asked Questions
Do I need a structural engineer for an ADU?
Yes. California requires PE-stamped structural plans for any ADU project — garage conversion, detached, attached, or JADU. Your building department needs engineered calculations and drawings before they'll issue a permit.
What does a structural engineer do for an ADU?
The structural engineer designs the load-bearing system: foundation, framing, lateral force-resisting system (shear walls, hold-downs), and all connections. The deliverable is PE-stamped drawings and calculations your contractor can build from and your city can approve.
How long does it take to get ADU structural plans?
Garage conversions: 5–10 business days. Detached ADUs: 2–3 weeks. We provide a specific timeline in your scope before work begins.
Can you help if my garage slab isn't adequate?
Yes. Slab evaluation is included in every garage conversion. We assess thickness and condition and either certify it or design the reinforcement needed. This is one of the most common plan check issues — catching it early prevents delays.
Do you work with my city's building department?
Yes. Affinity has jurisdiction-specific knowledge across 20+ cities in OC and LA County including Anaheim, Fullerton, Irvine, Santa Ana, Whittier, Downey, and more.
Structural engineer vs architect — who do I need?
Architect = layout and aesthetics. Structural engineer = the system that holds it up. Most ADU projects need both. We coordinate directly with your architect, and can handle architecture and MEP in-house when needed.
